Building in the Floodplain

Overview

Development is restricted in certain floodplain areas to protect public safety and natural resources. Regulations vary depending on the location within the floodplain. 

  • Development is not permitted within the FEMA 100-year floodplain or the floodway. These areas are at the highest risk of flooding and must remain undeveloped for the protection of property and lives.
  • Development may be allowed in the 500-year floodplain, which carries a lower risk of flooding.
  • Additionally, stream buffers must be preserved. These buffer zones vary in size depending on the land area that drains into the stream and are designed to protect water quality and reduce flood impacts.
